Question : How do I perform a title search of on a real estate property to ensure that there are no liens on it?
I want to be sure that this real estate property I am about to purchase does not have liens on it. Can someone please advice me how I can do this myself? If I have to hire a title company, how much should I expect to pay?

to start with go down to the local county courthouse where the property is located, they shouldhave a computer data base to search to see iftheir are any recorded liens against the place

i have always gone through a title company. thatcomes with insurance if they miss something forabout 500 bucks it's worth saving the headaches.

You will probably have to pay for title insuranceanyway, so let the title company do their job-theyare responsible for any errors and it could be acomplicated search.

Why are you doing all this work when you couldhire a Realtor who in turn does all the work at noexpense to you. Hiring a Realtor AGAIN would notcost you a PENNY. There are things perhaps you donot know about the complexity of of the contractand in your best interest you need that Realtor.Your concern of liens should not be your onlyconcern- but if your dead set on doing it yourselfthen have at it. depends on where you are, but I would suggest atitle company. For a simple lien search itprobably won't cost you more than $150-$200.

Cost of a title insurance policy is based on theprice/cost of the home. You will need to call sometitle companies in your area to get an accurateestimate. It is unwise & risky to purchase aproperty without one. There could be unrecordedissues that may arise like an encroachment oradverse possession and you will have no insuranceagainst them.
