When you are BUYING a property, 1. check in theproperty you can do residential construction ornot. For that you must have convertion certificate/ letter. Originally the land must be Green beltor Yellow belt, if it is in this belt we have toget convert it for residential purpose. If itsalready residential area, then its ok. 2. Titledeeds, Means History of the land, inshort olddocuments connected to the property. 3. Check forthe KHATA and tax paid receipt. With thisdocuments check with a qualified adovocate, hewill give his opniion. Or check with theDepartment whenther possible to build or not. 4.If ok, make SALE DEED its for land / If you aregoing for a apartment the builder will makeinitial documents (Construction agreement andagreement for sale) For selling Furnish all thedocuments and make a new sale deed.FOr moredetails pls feel free to contact
